Losantiville Evanston (completed in June 2013) is the fourth Model development in the Evanston community in a three year period, coming on the heels of Woodburn Pointe (a 24 unit senior housing rehab at Five Points) and two single family home renovations along Woodburn Avenue. The Losantiville Evanston development produced two LEED-certified rehabs at 3301 Montgomery Road, also known as the Flatiron Building at Five Points, and 3501 Montgomery Road.
The Flatiron building is a mixed use building in the heart of the community, which now has six apartment units above a commercial storefront; while 3501 Montgomery Road is a residential building that now boasts 13 new apartment units. The apartments are all a mix of 1-3 bedrooms and are affordable to families.
These buildings are an outstanding example of Model Group’s mission of revitalizing neighborhoods through creative solutions. With the help of Neighborhood Stabilization Funds from the City of Cincinnati, SHP Leading Design (Architect) and SOL Development (Green Consultant) the Model Group was able to achieve LEED SILVER certification! This project kept many original features of the buildings, while incorporating modern amenities and energy efficient upgrades.
As LEED certified buildings, these homes now offer a healthier living experience through the use of safe and locally-sourced building materials, money-saving energy-efficient utilities and appliances, and smart livable design. Low VOC paints and adhesives were used throughout the homes, which improve the interior air quality, and much of the construction waste from the renovation of the building was diverted from landfills and recycled!
