Located in the historic West End, Abigail Apartments is a scattered site development of 14 historic structures. Completed in October 2013, Abigail Apartments contains 71 units ranging from studios to four bedroom apartments for families. Three of the historic buildings (1900 Freeman, 1921-23 Freeman, and 2016 Baymiller) are also LEED-Silver Certified. Making 100+ year old buildings energy efficient by today’s standards, while preserving historic features such as windows and trim, is no simple task. The three LEED buildings account for 24 of the 71 units.
As part of the LEED certification process, locally sourced materials were used during the renovation. Construction waste was minimized and much of it was diverted from landfills. Low VOC paints and adhesives were used and the heating and air conditioning systems were flushed out after construction to reduce interior air contaminants. Energy-Star appliances were installed, along with low-flow plumbing fixtures (faucets, toilets and showers) to maximize efficiency of utilities. All of the landscaping was completed using local, non-invasive, draught-resistant plants. Additionally, the location of the properties- being central and in close proximity to transportation, employment, recreation, and more - is also an important item recognized by the USGBC in the LEED certification process.
