The Parkview Place project provides thirty senior households with convenient, high-quality, affordable housing through an adaptive re-use development in a walkable, central location. The YMCA’s facilities were located on the first floor of an otherwise empty four-story building in downtown, Anderson, IN. The Model Group worked closely with partner Episcopal Retirement Homes, Inc., to design units with the latest and best in senior accessibility and comfort. Not only does this development create additional affordable housing for seniors and fully utilize the space, but it preserves an ailing historic building and support the revitalization efforts of downtown, adding new residents and energy to the city center.
The Development & Construction Solutions
This project incorporates a variety of funding sources, including Low-Income Housing Tax Credits and historic tax credits syndicated by US Bank. The City of Anderson loaned $400,000 in HOME funds, a significant amount, given the city’s size. The YMCA also loaned $155,000. Other partners include Anderson Housing Authority, who committed all thirty units with project-based rental assistance.
The YMCA facility continued to operate during a complete gut and rehabilitation of the top three floors.
Amenities that the new residents enjoy include: no-step entries, roll-in showers, elevator, open floor plans, large community room, high-efficiency central air conditioning and heating with programmable thermostats, ENERGY STAR® appliances, windows and fans, low-flow plumbing fixtures, resident storage, computer room, laundry, YMCA services, security cameras and on-site property manager and tenant investment coordinator.
