Urban Revitalization Master Planning

We provide urban revitalization planning services to our community and municipal partners, who often need expertise in understanding what it takes to kick-start healthy urban communities. We can offer this expertise on a broad scale, such as the work we are executing in Over-the-Rhine with 3CDC and the City of Cincinnati, or on a more narrow scale, such as our work to renovate the historic Shawnee Hotel in Springfield, Ohio. Our clients depend on that knowledge, that insight, and that experience.

We have market-leading experience in using the best financing tools available to turn vision and plans into reality. We take projects to the next step — to construction and to exciting, quality homes for residents. We routinely utilize and layer complex financing tools, such as historic tax credits, New Markets Tax Credits, CDBG, and private equity/debt in order to successfully implement our best revitalization strategies.

Affordable Housing

Our affordable housing development initiatives center on our belief that affordable housing has the potential to be an economic stimulus to urban communities if it is developed, constructed, and managed in a way that is indistinguishable from market rate properties. We utilize all the best financial vehicles available including HOME loan programs and the Low Income Housing Tax Credit program to develop both affordable rental and home ownership. We have extensive project experience that includes single family, multifamily, and mid-rise residential development. Many of our affordable developments include senior housing communities, developed with our partners Episcopal Retirement Homes.

Conventional Housing Development

Our conventional housing development services seek to complement the surrounding built environment and foster the best traits of a walkable, sustainable, urban lifestyle. We have successfully used historic renovation and new construction urban infill — rental and homeownership — to contribute to high density communities. We are continually evolving and thinking innovatively as we use the best designs, city views, and modern amenities to make our next project the best home our residents can find.
